This project is a small infill scheme in the town of Ballina, Co. Mayo. Located on Tone Street, one of the main strian areas of Ballina town centre, this mixed development forms a meaningful modern addition to the variety of retail and residential accommodation present in the town centre.
The apartments are all accessed from an open access gallery at first floor level, which looks onto the central courtyard below. The apartments are orientated to ensure they all receive sunshine during some or all parts of the day.
The apartments generally look onto the courtyard, which is the central focus of the development and have secondary windows facing towards the perimeter of the site. Careful use of angled bay windows to capture southern sunshine and translucent glazing creates bright well-lit apartments whilst minimizing overlooking between windows.
The size of the site and the intimate scale of the courtyard required innovative design measures to address any potential issues of overlooking.
High levels of insulation in all external walls and roofs to reduce heating requirements.
Extensive planting in the central courtyards and balconies facing the courtyard to provide a healthy environment for uses.
Solar panels on the south facing roof to the rear of the building which fronts onto Tone Street to provide background water heating to apartments C and D
