The 0.03523 hectare site is located on Long Quay and houses Perryville House [protected structure], a late Georgian building that was converted into a 3-storey art-nouveau style mansion in the late 19th century. In addition to the original structure there is also a 4-storey extension to the rear, a tower building which was re-constructed in the late 1990’s and a 2-storey 20th century annexe built to the eastern side of Perryville House.
The proposed development consists of the demolition of the rear 4 storey extension, the two storey eastern annex and the tower building and the construction of 20 new guest suites along with a reception room, drawing room, meeting room and fitness centre all exclusively for guest use. The proposed new guest suites will operate year round, on a short or long term letting basis, and be managed by Perryville House with the remaining 6 guesthouse rooms continuing to operated during the peak season only.
The design concept is for the creation of guest suites arranged around a courtyard with a series of landscaped planted terraces above, set into the existing landscape, stepping back up the hill, which takes advantage of the views over Kinsale Harbour together with the retention of the original Perryville House.
The proposed guest suites are be generously sized to cater for the demands of the international tourist and have a number of different layouts to add variety and character to the external appearance of the development and are orientated on the site to maintain the views over the harbour from the existing houses at Sleaveen to the rear of the site.
Kinsale’s Town Centre falls within an Architectural Conservation Area, as does this redevelopment, and as such it has been designed to enhance the existing townscape and architectural character of Kinsale. The proposed architectural treatment will create a high quality built environment.
On Long Quay, the original Perryville House is preserved and enhanced by the removal of inferior later extensions that detract from the original design.
A three storey courtyard is created with external soft landscaping. The proposed development steps up the high at upper levels in a series of stepped landscaped terraces.
The proposed development maintains the streetscape in the fore ground and the existing “tower” is evoked as the new development encompasses a similar height and scale at this location.The neutral simple treatment of the proposed extension allows the retained Perryville House in the foreground to be fully appreciated.
The use of external materials for the proposed development comprises principally of render, glazed windows and extensive landscaping is simple, crisp and neutral and does not attempt to compete or distract from the exuberant and ornate detailing of the design of the original Perryville House.
