Site Planning

 The Golf Clubhouse Complex Site comprising 4 hectares is located at Brzesce, south east of Warsaw.  A beautifully undulating site surrounded in mature woodland, it is entered from the main road through a security controlled gate. Visitors are monitored, while Members will have access to the Club grounds freely. A Security Control Pavilion, designed as a simple glazed structure on a timber frame, is located directly behind the crescent shaped stone wall which forms a classical Entrance to the site. Surfaces to this crescent are stone cobbles to define waiting areas.

Vehicles proceed to the Clubhouse through an informal laneway outside the car park located within the extended adjacent forest.  A bridge across a newly formed lake provides a transition from the busy outside world into the golf landscape. This lake will also function as a surface water attenuator.  Car parking is for 184 cars and 6 coaches or an extra 42 cars in place of coaches. VIP’s car park spaces are provided at 2 level at the Clubhouse Entrance; 10 at upper level and 6 at lower level.

 Road network provides access to the Residential Community as well as the Clubhouse Conference, Wellness-Meditation and Kids Club Complex.  The Kids Club is located adjacent to the residential access from which it will receive the majority of its occupants.

All buildings within the Complex share a common architectural theme of being close to the ground, organic in shape and fully integrated to the landscape with grassed roofs. Path surrounding the buildings will be finished in stone and cobblelock.

Clubhouse, Conference Centre & Wellness Centre.

Clubhouse

 

The building is split into 3 levels. Floor levels are arranged with the Main Level at 104.00 above Ordnance Datum.  The Lower Ground Floor level is 100.00 OD. The level of the Private Apartment is 108.00 OD.

Lower Ground Floor accommodates Male and Female Member and Visitor Locker Rooms, Club and Trolley storage, Kitchen, Staff Entrance, Staff Facilities, other ancillary Accommodation and Plant Rooms.

Locker Rooms are to be finished to luxurious standard with solid hardwood lockers and seating, carpeted floors and painted plaster walls. Changing Areas are to be finished in high quality ceramic tiles throughout floor and walls. High quality sanitary ware is to be provided. Suspended plaster ceilings will house all services.

Upper Ground Floor is the Main level with Main Entrances to Clubhouse and Conference Centre. Entrances are celebrated by bridges leading to both the Clubhouse and Conference Centre which are defined further by canopies. Pro Shop, Brasserie Bar, and Five Star Restaurant are accessed off the Main Reception Area.  All of these areas face south west and are linked visually by glazed screens and afford views from the Clubhouse onto the Golf Course through a Dining and Viewing Terrace. These accommodations together with Private Members Room overlook the 18th green and members practice Green in particular.

A second Entrance at this level provides access to the Conference Centre which has a capacity of 200 people seated in a number of seating configurations. Breakout space is in the form of a Foyer with separate Servery Kitchen. This area will be finished to a high quality to reflect its importance as a significant Dining space as well as its Entrance role. 

Private Apartment located at the top floor of the Clubhouse is accessed from both Clubhouse lower levels. A lift connects the Apartment at top level directly with Upper and Lower Ground Floors and the Golf Course. Again the viewing Terrace has a commanding view over the Course. Finishes are to be of the highest quality; stone hardwoods and carpet floors; ceramic and mosaic tiled wet areas; integrated entertainment systems and high end furnishings and fixtures.

The Golfers’ arrival is to the lower level in the first instance where golf clubs are set down, collected by staff and transferred to golf buggies.  The Golf Course can be accessed directly from a tunnel for this purpose.

Visitors’ cars are driven back to the Car Park and golfers return to the clubhouse on foot or by buggy, arriving at the upper level.  After check-in within the Pro Shop zone beside the Main Entrance, golfers descend to the lower level where all Locker Rooms are located. 240 Lockers are provided for male members; 76 for female members; 60 for male visitors and 40 for female visitors. Upon changing the golfers may access the Course directly from the locker rooms.  The principal Kitchen is located at this level and will comprise a full purpose designed industrial facility. A generous service Yard is provided outside the Kitchen. The balance of the layout comprises Plant Rooms, Staff, Storage Facilities and services functions.  From the Course a Spike Bar is accessed beside the Tunnel for players’ convenience.

Conference Centre is completely self-contained and can be operated independently of the clubhouse.  Retractable acoustic walls are provided to subdivide the Conference Room into 2 parts and also to combine with the Restaurant to maximize seating for major events.

The principal structure is a concrete /steel frame with reinforced concrete flat floor slab laid out in a crescent arrangement.  Glu-lam beams spanning in a radial configuration form the undulating curvilinear roof profile. This profile embraces all the principal spaces such as Conference Room, Foyer, Clubhouse Entrance, Restaurant and Private Apartment. The roof covering is a green grass multi-layer specialist build up.

External walls are formed in facetted double glazed curtain walling in a steel and timber frame. Low e glass will mitigate the effects of solar gain on the south façade. North façade will be of similar design but with the addition of an inner leaf of insulated concrete block wall to achieve U Value heat loss requirements. The ‘timber’ frame is arranged in an apparently random manner to echo the surrounding forest.

The interior of the entire Clubhouse is to be developed in a contemporary fashion but re interpreting traditional Polish models. Timber and glass will form the principal materials from which spaces will draw their character, with the exposed roof structure itself playing a leading role in formation of the theme. At the Main Level a combination of hardwood flooring with carpeted inserts will define spaces such as the Brasserie. Walls will be glazed and movable in certain instances. Feature walls will be finished in stone. Fire place will be metal and generate a strong presence. Ceilings to the main spaces will be of timber acoustic paneling set between the glu-lam structural beams.

Wellness and Meditation Centre

The Wellness-Meditation Centre although part of the same Complex is independently accessed from the road network.  Its main level is located at the same level as the lower ground floor of the Clubhouse, ie. 100.00 OD.  It is connected internally by a link which provides access to the Clubhouse, passed the Pro-Shop to the Main Level Brasserie and Restaurant.

Wellness-Meditation Centre users will arrive at a Waiting area with a Shop for the purchase of health products; healthy snacks and drinks.  The Consultation Room and Library are located beside the Main Entrance and from here access is provided to Changing Rooms which are centrally located. Lockers are provided for 74 Females and 40 Males. Customers are then segregated once changed, into dry and wet use categories.  Dry and noisy activities such as gymnasium are arranged to the east of the oval building.  Wet activities and Treatment rooms are located to the west and south sides.  A circular Relaxation Room is centrally located within an Atrium.  The radially laid out roof structure is a continuation of the clubhouse structural setting out and spans over the Swimming Pool Area with its external south facing Terrace overlooking the Golf Course.  Floor to ceiling heights are approximately 4.00M high but higher in areas in response to the roof profile and general external landscape conditions.  Plant rooms and staff quarters are located beneath the main level.

External walls are semi buried in the surrounding landscape with the main south facing façade designed in a similar curtain wall to the Main Clubhouse level walls.

The interior of the Wellness Centre will be finished in a themed manner with a combination of porcelain ceramic tiles, mosaics and plaster/stone finishes. Entrance Area must reflect the level of luxury within. Ambience will be generated with mood lighting which must be subtle and discreet. Materials throughout Changing Rooms will be a variety of rich textures; corian, stone and porcelain tiles. Interior planting and secondary finishing will form key elements in generating the appropriate atmosphere which must induce a feeling of luxury and well being. The central Atrium is a spatial device which ties a number of the principal functions together. A major rooflight provides a flood of natural light through a filter of glulam beams into the interior. Large scale ceramic tile or stone floor is envisaged here. Underfloor heating is to be provided.  The atrium space provides memorable interior imagery and leads to the glazed square based Meditation Pyramid which is located outside the main building form. Treatment Rooms to be finished in a combination of mosaics and porcelain tiling with furnishings of very high quality.

Kids Club

Kids Club is a single storey building located between the Wellness-Meditation and the Residential Community to the northern part of the site. Separate set down and Entrance provide access to a Courtyard layout with enclosed Play Area which is the central focus of the facility. Again the building is semi buried into the landscape with the green roof being a natural extension of the surrounding contours.

An Exhibition Gallery for kids’ Art and Crafts projects surrounds the central Play Area and provides access to a variety of Activity Rooms in which children will participate. Rooms are divided into quiet and noisy groups so yoga meditation and quieter activities will be separated from noisier ball games, swimming etc., Staff and ancillary facilities are provided at the northern side of the building while the principal play rooms will face south. Central Play Area is an all weather facility and is designed with a retractable roof.

Structure is concrete ground bearing slab with concrete and steel frame. The roof designed in glu-lam beams.  Insulated RC retaining walls will form the buried perimeter and the timber framed double glazed curtain wall will be treated in the same manner as the Clubhouse Wellness Centre.

Interiors in this part of the Complex will be bright, energetic and stimulating in general, with scope for developing a palette based on primary colours.  

Golf Academy

This part of the complex is 2 buildings which are situated at either end of a Driving Range, Practice Ground and Par 3 Facility. These buildings are the North and South Tees.

South Tee

 

Lightweight and open timber structure forms the Driving Range housing 20 Hitting Bays which are arrayed facing north and are covered by a green roof. Adjacent accommodation comprises Reception Pro Shop Male and Female Changing and Locker Rooms with associated Welfare Facilities. A Snack Bar with external Terrace surrounds Reception with Pro Shop and can be operated by one staff member.

North Tee

This building is similar to the South Tee but much smaller. 5 covered Hitting Bays are flanked by 2 enclosed Teaching bays opening out onto the Driving Range. A Sitting Room and Toilets form the balance of the Accommodation. Ball Wash and Ball Store are accessed directly from outside.

These buildings while substantially open are formed into landscape in a similar manner to the Clubhouse. Finishes will be similar externally but more utilitarian internally reflecting their on-the-course status.

Golf Course Facilities

Starter Huts

Three buildings located at the 1st Tee, 10th Tee and Par 3 1st Tee are open timber structures are of circular layout with timber counter and seating.

 Shelter and Welfare Facilities

Provided at 2 locations these lightweight timber structures provide toilet and shelter facilities for those caught out on the Course in very inclement conditions.  Following the green swept roof formation of the Clubhouse building these are very basic in their finish which will be modest and utilitarian.
